Prior to submitting an application for one of our properties, please review the following information. All occupants over the age of 18 are required to have an application on file.
Remember – Expert Property Management Group, LLC represents the property owner/landlord at all times prior to, during, and after tenancy. We are an agent of the landlord, and all necessary information (confidential information included) will be shared with the property owner.
All applicants are screened using a third-party screening provider and must meet the following criteria:
Credit History
A credit score of 600 or above is preferred. Scores below 600 may be considered with an additional security deposit or co-signer.
Negative accounts, charge-offs, bankruptcies, or unpaid utilities may result in denial.
Rental History
Minimum of 12 months of verifiable rental history required.
No evictions within the past 5 years.
No outstanding balances owed to current or previous landlords.
Favorable landlord references are required.
Income Verification
Combined gross monthly income must equal at least 2.5x the monthly rent.

The Security Deposit must be paid within 24 hours of lease execution.
Lease Administration Fee: Tenant shall pay a non-refundable Lease Administration Fee of $75.00 due at lease execution. This fee covers the administrative costs of preparing the lease agreement, onboarding the tenant into our management system, utility coordination (if applicable), document storage, and digital recordkeeping.
Pets will be allowed, unless otherwise noted in the listing. All animals must have a profile completed via PetScreening prior to being approved for any unit.
Non-refundable pet fees will be due prior to move-in.
Pet 1 - $500.00

All rent payments from Tenants will be collected via RentecDirect (unless otherwise approved in writing by the Firm).
If Tenant chooses to pay rent via Zelle, there will be a $2.00 transaction fee added to their rent payment to cover the Zelle Transaction Fee charged by First Citizens Bank.
Rent will be due on the 1st of each month, and considered late if not received by 11:59pm on the 5th of each month. Late Fees will be assessed for all late payments at a rate of $15.00 OR 5% of the monthly rent, whichever is greater, based on North Carolina State Law.
Unless otherwise noted in the listing, ALL utilities will be the responsibility of the tenant – including, but not limited to, power/electricity, water, sewer, trash, internet, cable, phone, security, etc. Utility providers will need to be contacted prior to your move-in date and utilities transferred into your name.
Any required deposits for utility accounts will be the responsibility of the tenant!
Unless otherwise noted in the listing, lawn care will be the responsibility of the tenant. This includes mowing and any other necessary lawn care to keep the property in the same condition as when the tenant takes possession.
Lawn care can be contracted out by Expert Property Management Group, LLC. Payment will remain the responsibility of the tenant, and will be invoiced to the tenant.
Tenant Maintenance Obligations
Air Filters are to be replaced by the tenant every three months, per the Maintenance Addendum. A new air filter is to be left in the air return(s) at the end of the tenancy. Air filters can be provided by the Firm a set fee of $50.00 plus the cost of the air filters. This fee is due no later than 3 days after receiving the invoice from the Firm.
Smoke Detector batteries will be replaced prior to the beginning of each tenancy, as stated in the “Residential Rental Contract”. Replacement of the smoke detector batteries is the responsibility of the Tenant during their tenancy; however, if selected by Tenant, the Firm will provide and change the smoke detector batteries during the tenancy a set fee of $50.00 plus the cost of the batteries. This fee is due no later than 3 days after receiving the invoice from the Firm.
Any burnt out light bulbs are to be replaced at the end of the tenancy, per the Maintenance Addendum. Replacement of the burnt out light bulbs is the responsibility of the Tenant; however, if selected by Tenant, the Firm will change any burnt out light bulbs at the end of the tenancy for a set fee of $50.00 plus the cost of the light bulbs. This fee is due no later than 3 days after receiving the invoice from the Firm.
Once the appropriate information has been reviewed and you are ready to apply for the property, the application can be found on our website. Please complete the application in its entirety and pay the fee for the Credit Check and Background Check. Once your application is received and reviewed, you will be notified via email regarding the application status.
If you are approved for the unit, you will receive an acceptance email from RentecDirect. Your Residential Rental Contract (as well as any appropriate addenda) will be sent to you for e-signing.
