Tenant Information
Congratulations on successfully signing your new lease, and welcome home! We are so excited that you chose our particular property to call home.

Move-In Process
Within 7 days of your scheduled move-in date, we will schedule a walk-through and orientation for the unit. At this time, we will notate any defects or issues with the property.
Prior to your scheduled move-in date, you will need to provide your Security Deposit and Renters Insurance. You first months rent is due on the move-in date, and will be considered late after 5 days.
You will receive your keys on the morning of your move-in date. They can be picked up from our office, or there will be a lockbox on the door (access will be provided the morning of move-in).
Rent Payments
All rent payments from Tenants will be collected via RentecDirect (unless otherwise approved in writing by the Firm).
If Tenant chooses to pay rent via Zelle, there will be a $2.00 transaction fee added to their rent payment to cover the Zelle Transaction Fee charged by First Citizens Bank.
Returned Check/ACH Fee: $35.00
Credit Card Convenience Fee: 5.0% of total payment
ACH Fee: $0
Check/Money Order Payment Processing Fee: $5.00 per check/money order
Rent will be due on the 1st of each month, and considered late if not received by 11:59pm on the 5th of each month. Late Fees will be assessed for all late payments at a rate of $15.00 OR 5% of the monthly rent, whichever is greater, based on North Carolina State Law.
Renters Insurance
Prior to your move-in date, please ensure that your Renters Insurance policy is active. You cannot receive keys to the property until proof of your Renters Insurance policy has been received.
Please ensure the following conditions are met, per your Residential Rental Contract:
Expert Property Management Group, LLC AND the landlord are named as “Additional Insured”
Coverage for bodily injury and property damage in the amount of $100,000
If you need a contact for insurance, please reach out and we will be happy to provide you with insurance agents that we are familiar with.
Utilities
Unless otherwise noted in the listing, ALL utilities will be the responsibility of the tenant – including, but not limited to, power/electricity, water, sewer, trash, internet, cable, phone, security, etc. Utility providers will need to be contacted prior to your move-in date and utilities transferred into your name.Failure to connect the utilities in a timely fashion will result in additional charges.
Any required deposits for utility accounts will be the responsibility of the tenant!
You are welcome (and encouraged) to utilize UtilityConnect as they can ensure you have the proper contacts for utility providers (and can hopefully save you money on some of your utilities). Their services are of no charge to you as the tenant!

Tenant Maintenance Obligations
Air Filters are to be replaced by the tenant every three months, per the Maintenance Addendum. A new air filter is to be left in the air return(s) at the end of the tenancy. Air filters can be provided by the Firm a set fee of $50.00 plus the cost of the air filters. This fee is due no later than 3 days after receiving the invoice from the Firm.
Smoke Detector batteries will be replaced prior to the beginning of each tenancy, as stated in the “Residential Rental Contract”. Replacement of the smoke detector batteries is the responsibility of the Tenant during their tenancy; however, if selected by Tenant, the Firm will provide and change the smoke detector batteries during the tenancy a set fee of $50.00 plus the cost of the batteries. This fee is due no later than 3 days after receiving the invoice from the Firm.
Any burnt out light bulbs are to be replaced at the end of the tenancy, per the Maintenance Addendum. Replacement of the burnt out light bulbs is the responsibility of the Tenant; however, if selected by Tenant, the Firm will change any burnt out light bulbs at the end of the tenancy for a set fee of $50.00 plus the cost of the light bulbs. This fee is due no later than 3 days after receiving the invoice from the Firm.
Lawn Care
Unless otherwise noted in the listing, lawn care will be the responsibility of the tenant. This includes mowing and any other necessary lawn care to keep the property in the same condition as when the tenant takes possession.
Lawn care can be contracted out by Expert Property Management Group, LLC. Payment will remain the responsibility of the tenant, and will be invoiced to the tenant.
If you are interested in having lawn care contracted out, please let us know ASAP so that we can get this coordinated. Payment is due no later than 3 days after receiving the invoice from the Firm.
Maintenance/Repair Requests
In your acceptance email, you received an invite to RentecDirect. Please bookmark the link so that you will have it for future reference. Any and all maintenance requests need to be submitted via your RentecDirect portal. If photos are available, please upload them.
In the event of a maintenance emergency, please call 919-275-0488 IMMEDIATELY - including, but not limited to - fire, gas leak, flooding, no electricity, no water.
In the event that maintenance/repairs are scheduled, and you “no show” at the scheduled time, there will be a $75.00 Missed Appointment Fee that will be due within 3 days of receiving the invoice from the Firm.
Lost Keys
On your scheduled move-in date, you will receive 2 keys to the property. When your lease ends and you return your keys, please ensure that both copies of the keys are returned. If a key is lost or not returned, there will be a $50 lost key fee charged. This payment is due within 3 days of receiving the invoice from the firm.
If you are locked out of your apartment, we will unlock your apartment with a $50 service fee charge. This fee is due no later than 3 days after receiving the invoice from the Firm.
Lease Violations
In the event of a lease violation (unauthorized pets, unauthorized tenants, smoking inside the unit, etc), you will be subject to a fine as noted in your Residential Rental Contract. These violations MUST be corrected within 24 hours. Payment of these fines is due within 3 days of receiving notification from the Firm.
Unauthorized Pet - $500.00 per pet
Unauthorized Occupant - $500.00 per occupant
Smoking Within the Unit - $500.00 per occurrence
